The Design Process
Designing a new generation of high-performance, affordable homes is a significant challenge, and one that requires resolving several competing concerns. There will be tension between designers and builders, neighborhoods will have concerns about how green buildings look and whether they fit in the existing fabric, and tradeoffs between cost and quality will be weighed.

USGBC Design Build Challenge in Broadmoor
Small, Affordable and Green: A Design and Build Challenge will provide professionals and students will have the chance to compete in the design of an 880 square foot home that meets LEED certification standards and does not exceed $100,000 in construction costs. Final designs will be selected and built as EnviRenew homes for senior residents in the Broadmoor neighborhood. The winner will be selected after a year of resident occupancy, based on home performance.

The Building Process
Green and affordable concerns need to be placed on a hierarchy which establishes the relative weights of the various goals of the project, and which considers the costs and benefits of each. ‘Green’ building can be defined as the practice of increasing the efficiency with which buildings use resources—energy, water, and materials—while reducing building impacts on health and the environment during the building's lifecycle. Green building practices thus encompass not only the environmental sustainability of a project, but the health and safety of building users. This section explores the challenges that green building creates for the building process.

The Organizational Structure
Decision making and contractual arrangements are of paramount importance in delivering larger-scale green and affordable communities. Creating the appropriate legal arrangements and personal lines of communication are integral to achieving these goals, as is a realistic project budget.
